Iredell County, NC permits solar through conditional rezoning from district AC to AC-CD and from district RA to RA-CD, as well as with additional requirements in zones M1 and M2. The county regulates solar development by requiring a minimum 500-foot setback from residential dwellings, 50 feet from residentially zoned properties, 100 feet from perennial streams, and 10 feet from commercial or industrial properties. A 6-foot fence is required for security, and solar arrays must be designed to avoid glare on adjacent properties and roadways. A decommissioning plan is mandatory with identification of the responsible party and full cost estimates for removal and site restoration. Facilities must be decommissioned within 6 months if no electricity is produced for 12 months. Financial assurance in the form of a bond, cash escrow, or letter of credit at 125% of the estimated cost is required. A site plan must also be submitted with the application.
